To ensure a comfortable stay for everyone and maintain the peace of our community, please review our house rules. Your agreement to these rules is required to confirm your reservation. A reminder will be sent via email after booking.

Early Check-in/Late Check-out: Subject to availability and may incur a fee due to cleaning schedules. Guests overstaying or delaying housekeeping will be responsible for the associated costs. Late check-out past 10:00 AM without prior host consent will result in a minimum $75.00 fee.
Quiet Hours: Please observe quiet hours between 9:00 PM and 9:00 AM. Our property is in a residential neighborhood, and we ask for your cooperation in respecting our neighbors.
Violation: Noise complaints reported by neighbors will result in immediate reservation cancellation with no refund and removal from the property.
Key Requirements
Signed Rental Agreement: A signed rental agreement is required before you receive your door access code. For stays of 13 days or longer, a signed lease is also required.
Minimum Age: The person responsible for the reservation must be at least 25 years old.
Local Reservations: We do not allow reservations from guests within their city of residence without prior approval. Please contact us before booking if you are a local resident.
Guest Limits: The number of overnight guests cannot exceed what is stated in your reservation. Exterior cameras are in use. Violations will result in immediate cancellation without refund.
No Parties or Events: We have a strict no parties or events policy. This includes all indoor and outdoor spaces. Our entrance doors and fire pit are monitored by cameras. All guests staying on the property must be listed on the reservation. No outside visitors are allowed without prior permission.
Violation: Immediate reservation cancellation with no refund.
No Smoking: This is a smoke-free property, including all indoor and outdoor areas, porches, decks, the fire pit, and shared spaces. This applies to cigarettes, pipes, vape devices, tobacco, cigars, marijuana, and any recreational drugs.
Violation: A $250 fine.
No Pets: We have a strict no pets policy with no exceptions.
Violation: If evidence of pets is found, additional cleaning fees or fines will apply.
No Commercial Use: Commercial photography, videography, or streaming is strictly prohibited.
No Illegal Activities: Any and all illegal activities, including prostitution, are strictly prohibited.
No Firearms or Weapons: Possession of firearms and weapons is strictly prohibited on the property.

Additionally
Children: Children must be supervised at all times, both indoors and outdoors, around the fire pit, and in or around hot tubs.
Septic System: Only flush toilet paper. Do not flush anything else, as it can clog the system.
Violation: If the septic system clogs during your stay due to improper use, you will be charged a fee for plumber repairs.
Cameras: Exterior cameras monitor the main exterior entrance doors and the fire pit area.
Decibel Monitor: There is a decibel monitor inside the property. This is not a camera and does not record audio. It detects excessive noise and indoor cigarette smoke.
Tampering: Any attempt to dismantle, move, or tamper with cameras or the decibel monitor is a violation and will result in guest removal without refund.
Fire Pit Use:
Only adults may create or tend fires.
Use is dependent on wind and weather conditions.
Always observe BURN BANS OR BURN NOTICES. The property is heavily treed, and fires can spread quickly. Failure to follow fire regulations may involve law enforcement.
Direct supervision is required when the fire pit is in use.
Fires must be completely extinguished before leaving the fire pit area.
Violation: Immediate reservation cancellation with no refund and removal from the property.
No Open Flames: Candles, oil lanterns, or other items that "burn" are not permitted inside the property.
No Breakable Glassware: Do not take breakable glassware or kitchenware to the fire pit area or outside the cottage/decks.
Wildlife: The property is a natural environment and may be visited by various wildlife species, including bears. Feeding and engagement of wildlife is prohibited.
Amenities & Maintenance
Consumable Amenities: An initial supply of courtesy items (toilet paper, paper towels, soap) is provided. Guests are responsible for replenishing these items as needed during their stay.
Internet Service: Wireless internet is provided as a courtesy. Service can sometimes be erratic, and we are not responsible for internet issues or technical support. No refunds are issued for internet problems.
"As Is" Condition: The property is provided in "as is" condition. While we strive to ensure all amenities are working, some may not be available or may malfunction during your stay. This does not constitute a refund. This includes, but is not limited to, third-party utilities (electricity, water, internet), streaming services, TVs, dishwashers, washing machines, or dryers.
Trash: Bag all trash before placing it in outdoor receptacles. The property is a natural environment and may be visited by various wildlife species, including bears.
Violation: Improperly securing trash that results in outdoor cleaning will result in a $75 fine.
Improper Use: No refunds are issued for improper use of any item on site by guests.
Guest Responsibility & Reporting Issues
Reporting Problems: Guests agree to report any and all problems to the host within 24 hours of check-in.
Problem Resolution: We will make every effort to resolve reported problems quickly, but we cannot guarantee the exact resolution time. The urgency of any problem and its resolution will be determined solely by the host. Non-essential service calls will be addressed on the next business day.
Damage & Loss: Guests are responsible for damages, injury, or loss that occurs on the premises. Any property damage must be reported to the host. Unreported damages will be deducted from the security deposit or reported to the booking platform and may result in repair fees.
Emergencies: In cases of medical emergencies, physical jeopardy, or fire emergencies, please call 911 immediately.
Refunds
No Refunds for Early Check-out.
No Refunds for Infrastructure Failures beyond our control (e.g., power outages, water/sewer/plumbing issues, natural gas disruptions, internet/WiFi outages). Please notify us immediately if these situations occur, and we will do our best to accommodate you.
Agreement to House Rules: By booking a reservation, you agree to comply with these House Rules. Violations will result in liability for any associated damages, fees, costs, or expenses
Group gatherings with guests staying at the property:
We must have a complete list of all people staying on the property. No outside visitors or other guests without permission.
